Our short term strategies are meant to invest and exit from a particular property quickly in a time-frame ranging from around a week to six months. However, we do not believe in mindless flipping and blind speculation even in the short term. We buy something that actually has potential, so that even if something goes wrong in the market, it does not go worthless overnight.
 

The time-frame for our long term investments ranges from two years to five years. Normally bought at an early stage of development, a property is kept till it is handed over and has appreciated considerably in capital value. We also like to get rental returns for a few years after a property has been handed over.
 

This is an investment strategy where we have to look at all the aspects of a property, like the view from the balcony, number of windows, the level of comfort etc. to name a few. Since it is meant to be a home as well as an investment for a buyer, we consider the long term satisfaction of our investors, coupled with rental returns, should they decide to rent it. Normally we consider a property giving rental yields of 8 to 12% annually to be a good investments for home buyers. For us, the return on investment is a fundamental issue, even if it is not so for the buyer.
